Description:

A complete renovation of an investor-owned historic mixed use building in Old City

Challenge:

This historic, investor-owned property was in need of a total renovation in order to attract new commercial and residential tenants. The building’s interior needed to be reconfigured to accommodate 2 and 3 bedroom residential units, with a large commercial space below. An affordable but attractive finish package was needed to maximize revenue, while still attracting tenants in this desired neighborhood.

Solution:

Before beginning construction, we worked with the Historic Commission to gain approvals for the proposed work and with L&I to obtain all necessary permits. The upper two floors were converted into two and three bedroom residential rentals, with a commercial office space occupying the basement and first floors. We aimed to conserve the existing interior features when possible, including the wide-plank hardwood floors throughout and exposed brick walls. The residential units host a contemporary yet simplistic finish package, bringing the units up to date but allowing the historic charm to shine through. In the commercial space, large glass interior windows frame the offices, providing a private space for conversation but allowing for an open concept feel. Immediately after construction was complete, tenants began to occupy the renovated spaces, allowing the owner investor to fully see the profit potential.
